Landlords Service Charges


Letting and Rent Collection Flat setup fee £325 no VAT 6% PCM

If you're happy to deal with the day-to-day maintenance and management of your property but do not have time to chase and collect your rents, then you may be interested in this service.

This Includes:
* Advertising the property and finding a tenant
* Referencing the tenant. This includes Address, Employment & full credit checks
* Preparing the tenancy agreement
* Right to Rent checks (This is a legal requirement)
* Monthly Rent Collection And Landlords Financial Statement
* Deposits can be held with Aroha Properties (Only if we have carried out the Inventory Service) This service is an extra fee.

Tenant Find And Part Managed Service 50% of the first Months Rent (minimum Charge of £325 no VAT) and 8% PCM

This Service is in between our Let and Collect and Fully Managed Service, however, it does have the added advantage of our tangible Inventory Service and Periodic Inspections. However, we will not deal with any maintenance issues, quotes, or arrange any of the legal safety checks, This will be done to you. A great service if you have your own preferred contractors that you can deal with.

This Includes:
* Advertising the property and finding a tenant
* Referencing the tenant. This includes Address, Employment & full credit checks
* Preparing the tenancy agreement
* Right to Rent checks (This is a legal requirement)
* Monthly Rent Collection And Landlords Electronic Statement
* Arranging the EPC If required (extra charge)
* Arranging the landlords Gas Safety Certificate if required (extra charge)
* Arranging the EICR certificate if required (extra charge)
* Full inventory/statement of condition
* Periodic inspections - Full Routine Inspection Report
* Hold the deposit with the DPS
* Collect ongoing rent
* Issue any overdue rent letters (if required)
* Issue the correct notice to the tenant (if and when required)


Tenant Find Only Service - 65% of the first month's rent. (minimum charge of £400 no VAT)

If you're a hands-on landlord and prefer to carry out the maintenance, management, quarterly Inspections, and accounts of your property yourself, this service would be ideal for you.

This includes:

* Advertising the property and finding a tenant
* Referencing the tenant. This includes Address, Employment & full credit checks
* Risk Assessment Report
* Preparing the tenancy agreement
* Meter readings/ letters to the utility companies including council tax
* Arranging the EPC if required (extra charge)
* Arranging the landlords Gas Safety Certificate if required (extra charge)
* Arranging the EICR certificate if required (extra charge)
* Collection of the first month's rent & deposit
* Hold the deposit with the DPS (only if we prepare the Inventory & Schedule of condition)
* Right to Rent checks (This is a legal requirement)

Please note. With this service, we do not provide a full Inventory & Schedule of Condition. However, we do highly recommend that you have one to protect your property and its assets.
The inventory:

It is most important that an inventory of contents and schedule of condition be prepared, in order to avoid misunderstanding or dispute at the end of a tenancy. Without such safeguards, it will be impossible for the Landlord to prove any loss, damage, or significant deterioration of the property or contents. In order to provide a complete service, we will if required arrange for a member of staff to prepare an inventory and schedule of condition, at the cost quoted below.

1 Bedroom - £85.00
2 Bedroom - £100.00
3 Bedroom - £125.00
4 Bedroom Plus - £150.00*

Please feel free to ask to see a draft copy of our high spec Inventory Reports. This will show why it is paramount that every property has one.

Full management service- 50% of the first month's rent plus 10% PCM (minimum charge £325 no VAT)

The Fully Managed service will offer you complete peace of mind. We will find reliable tenants, ensure all legal compliances are met, we will cover every aspect of letting and managing your property.

This includes:

* Advertising the property and finding a tenant
* Referencing the tenant. This includes Address, Employment & credit checks
* Risk Assessment Report
* Preparing the tenancy agreement
* Meter readings/ letters to the utility companies including council tax
* Arranging the EPC If required (extra charge)
* Arranging the landlords Gas Safety Certificate if required (extra charge)
* Arranging the EICR certificate if required (extra charge)
* Full inventory/statement of condition
* Collection of the first month's rent & deposit
* Periodic inspections - Full Routine Inspection Report
* Hold the deposit with the DPS
* We will act as the first point of contact throughout the tenancy period
* Collect ongoing rent
* Issue any overdue rent letters (if required)
* Issue the correct notice to the tenant (if and when required)
* Arrange any repairs that may be required
* Issue termination notice if required
* Electronic Statements and landlord Management Reports
* Right to Rent checks (This is a legal requirement)
* 24/7 Online Maintenance/repair Report System to protect you around the clock

If the landlord however finds their own tenant, without us advertising. We can offer all of the above services for £175.00
