Upon reserving a property, applicants will be required to pay our agency fee as follows; First applicant: £170 and Subsequent applicants and/or any guarantor: £95. These charges cover our referencing and admin costs. We do not charge VAT. These charges are non-refundable once the reference forms have been submitted.
Having decided on the property you would like to rent you will need to:
- Complete an online application form
- Supply photographic ID & National Insurance number
- Sign our 'Terms & Conditions'
- Prove you have the 'Right To Rent' in the UK
- Supply additional documentation (if applicable)
As soon as we receive the fee the property is reserved for you for 4 weeks. We allow you time to complete your documentation to ensure that it is accurate and correct.
If the move in date for the selected property is going to be longer than 4 weeks we will take a holding fee this fee is usually half of the first months rent and deducted off the final bill on moving in day. However if you do not wish to proceed with the property the holding fee will be retained and go to the landlord to cover the empty property costs.
The forms are forwarded to an independent agency, who will run credit checks. We will also complete affordability checks including financial income checks landlord references & employment referencing. Once the checks have been completed and you have been approved, you will be contacted to arrange a move in date.
In the event that the landlord declines to grant the tenancy, it will be refunded to you in full. However the holding deposit will be non-refundable if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.
