Landlords Service fees

Tenant Find Only Service

65% of the first month's rent. (minimum charge of £475 Plus VAT)

If you're a hands-on landlord and prefer to carry out the maintenance, management, quarterly Inspections, and accounts of your property yourself, this service would be ideal for you.

This includes:

  • Advertising the property and finding a tenant
  • Referencing the tenant. This includes Address, Employment & full credit checks
  • Risk Assessment Report
  • Preparing the tenancy agreement
  • Meter readings/ letters to the utility companies including council tax
  • Arranging the EPC if required (Invoice to be paid by yourself to the contractor)
  • Arranging the landlords Gas Safety Certificate if required (Invoice to be paid by yourself to the contractor)
  • Arranging the EICR certificate if required (extra charge)
  • Collection of the first month's rent & deposit
  • Right to Rent checks (This is a legal requirement)

Please note. With this service, we do not provide a full Inventory & Schedule of Condition. However, we do highly recommend that you have one to protect your property and its assets.

The inventory:

It is most important that an inventory of contents and schedule of condition be prepared, in order to avoid misunderstanding or dispute at the end of a tenancy. Without such safeguards, it will be impossible for the Landlord to prove any loss, damage, or significant deterioration of the property or contents. In order to provide a complete service, we will if required arrange for a member of staff to prepare an inventory and schedule of condition, at the cost quoted below.

  • 1 Bedroom - £100.00 Plus VAT
  • 2 Bedroom - £125.00 Plus VAT
  • 3 Bedroom - £150.00 Plus VAT
  • 4 Bedrooms £175.00 Plus VAT

Tenant Find And Part Managed Service:

50% of the first Months Rent (minimum Charge of £425) and 8% PCM Plus VAT

This Service is in between our Let and Collect and Fully Managed Service, however, it does have the added advantage of Property Inspections along with a digital report along with photos. With this service we will not deal with any maintenance issues, quotes, or arrange any of the legal safety checks, This will be done to you. This is a great service if you have your own preferred contractors that you can deal with and you still want to have some form of control of the upkeep of the maintenance, legal checks and outgoings spent.

This Includes:

  • Advertising the property and finding a quality tenant
  • Carry out professional photography and promotional videos
  • Fully Referencing the tenant through a insured third party refrencing company. This includes Address, Employment & full credit checks
  • Preparing the AST tenancy agreement along with all the legal documents
  • Right to Rent checks (This is a legal requirement)
  • Monthly Rent Collection And Landlords Electronic Statement
  • Arranging the EPC If required.
  • Arranging the landlords Gas Safety Certificate if required
  • Arranging the EICR certificate if required
  • Periodic inspections - Full Routine Digital Inspection Report
  • Hold the deposit with the Deposit Protection Scheme. This is a legal requirement.
  • Collect ongoing rent
  • Issue any overdue rent letters (if required)
  • Issue the correct notice to the tenant (if and when required)

Additional fee - A full Inventory Report service can be provided along with a full Risk Assessment Report both time stamped and digital along with photographic images at a discounted fee depending on the size of the property. An Inventory Report is vital and provides a unbiased record of the condition of the property. If you would prefer for this not to be carried out by ourselves, please let us know as soon as possible. In the meantime, we strongly advise that you carry one yourself along with photographic evidence before the commencement of the let.

Full management service:

50% of the first month's rent (minimum charge £425) and 10% pcm Plus VAT

The Fully Managed service will offer you complete peace of mind. We will find reliable tenants, ensure all legal compliances are met, we will cover every aspect of letting and managing your property.

This includes:

  • Advertising the property and finding a tenant
  • Referencing the tenant. This includes Address, Employment & credit checks
  • Risk Assessment Report
  • Preparing the tenancy agreement
  • Meter readings/ letters to the utility companies including council tax
  • Arranging the EPC If required (extra charge)
  • Arranging the landlords Gas Safety Certificate if required (extra charge)
  • Arranging the EICR certificate if required (extra charge)
  • Collection of the first month's rent & deposit
  • Periodic inspections - Full Routine Inspection Report
  • Hold the deposit with the DPS
  • We will act as the first point of contact throughout the tenancy period
  • Collect ongoing rent
  • Issue any overdue rent letters (if required)
  • Issue the correct notice to the tenant (if and when required)
  • Arrange any repairs that may be required
  • Issue termination notice if required
  • Electronic Statements and landlord Management Reports
  • Right to Rent checks (This is a legal requirement)
  • 24/7 Online Maintenance/repair Report System to protect you around the clock

Additional fee - A full Inventory Report service can be provided along with a full Risk Assessment Report both time stamped and digital along with photographic images at a discounted fee depending on the size of the property. An Inventory Report is vital and provides a unbiased record of the condition of the property. If you would prefer for this not to be carried out by ourselves, please let us know as soon as possible. In the meantime, we strongly advise that you carry one yourself along with photographic evidence before the commencement of the let.

Additional Services and extra Charges: Plus VAT

Deposit Dispute Fee - £100.00

Rent Review Fee - £35.00

Management Take Over Fee - £125.00 This fee will cover taking over from your current letting agent or yourself. Preparing a new AST agreement, a property visit and assuring all the correct legal docments are in place or have been served and the transfer of the tenants security deposit into our secured deposit scheme.

Checkout Fee for an un-managed property - £75.00 A full digital checkout report will be provided with this service.

Interim Property Inspection for an un-managed Property - £75.00 A full digital interim report will be provided with this service.

Issue Letter or Telephone Call for a un-managed Property - £25.00 If a landlord requires a letter sent out or a call made on their behalf

If the landlord however finds their own tenant, without us advertising. We can offer all of the above services for £250.00
